> All wiring inside home & from the “customer’s side of the meter” running through crawl space or basement belongs to homeowner.
> Because of safety (fire) hazard, residents must use licensed electrician for electrical repairs.
> If a resident lacks power at an electric outlet or lighting fixture, check circuit breaker panel to see if circuit “tripped” before calling electrician; if “tripped”, simply flip circuit switch to “on” position. (You will probably find the circuit breaker panel in the utility closet off the kitchen. There may also be a secondary “junction box”, located near the refrigerator in units w/o den.)
> You may also need to check the master circuit breaker located outdoors in the closet at the end of each building.
> In case of an electrical fire, turn off power to the relevant circuit or by turning off the master switch located at the top or bottom of the panel. (If need to shut off all electricity to the home & lack master switch at circuit breaker panel, will need to shut off power at the meter. Meters located in sheds at the end of each building. (YOU MUST NOTIFY PEPCO before shutting off power at the meter.)
> Circuit breaker panels have a 20-25 year life; if you have a panel installed when the property was rehabbed in 1979/80, it may be near the end of its useful life and need to be replaced. There have been 3 electrical fires located in/at the circuit breaker panel at TOP; if you experience such a fire, notify the Zalco property manager because TOP is monitoring this problem.
